James took his first step in property in the form of a houseboat. With no knowledge about living on the water he purchased a second hand narrow boat and learnt everything he could about life afloat whilst doing his first refurb.

Mistakes were inevitably made along the way, but 2 years later the first project was sold on for a small profit, and then re-invested in a brand new narrow boat shell with a full fit out needed. Another 2 years down the line and a £20,000 profit gave him the platform to get back on to dry land and take the same approach with houses. The first project was bought just after the recession, and a light refurb and 4 years down the line a small profit had been made. James now decided to turn his attention to building a portfolio of rental properties. The first property needed an extensive refurb, so James lived in the property doing the renovation whilst also running his flooring business. After renovating a mortgage was taken out, the property rented out to tenants, and the next rental property sought out. To date there are 5 rental properties in his portfolio each of which have been rented to families and offer a reliable return with a minimum of hassle. In addition to the rental properties James has also “flipped” two properties. The first a grade II listed cottage in need of a light refurb, some modifications and a small extension.

The second “flip” was a standard 3 bed semi which James purchased during the pandemic at a time when there was anxiety about the housing market. The installation of a new heating system an a fresh coat of paint led to a significant profit within 12 months of purchase.
